Here are some costly home remodeling improvements that can be mistakes when you are trying to sell your home. Too many times I have run into people that remodeled their home to what they think it can be worth and not what it is actually worth. For instance do not put:
- marble or granite countertops in neighborhoods that do not have them; or
- wood floors in areas where the majority of the homes have carpet;
Those are nice features, but not if they do not add resale value to your house.
Before you do any upgrades to your home, ask a realtor to stop by and discuss your plans with them. They will work with you to get the future sale. Be honest and you will get the best results.
Having the largest and most expensive house in the neighborhood is not a good thing. If you are not careful, you can have the most expensive house in a neighborhood that no one wants but you. It will become your albatross.
By the same token. the smallest and cheapest home is not good either.
CMA’s (Competitive Market Analysis) will average square foot cost and determine what the average value is. This is not what the house is worth, but what they think someone is willing to pay and they are wrong a lot of the time.
Too many times, I have talked to people that were getting close to foreclosure and were upside down with their mortgage. The house had been on the market for months with no contract offers.
- They then planned to spend what little money they had making a home remodeling improvements thinking the house would be worth more and would sell before the bank foreclosed. All this plan does is help the seller spend money they will be in desperate need of later.
- Then there is the opposite seller or home stripper, They make improvements and when the house does not sell, they strip everything out.
I have been in houses where the carpet is gone; the entire kitchen is stripped to the walls, cabinets and all; sinks taken from bathroom vanities and what can not be removed is damaged. The attitude is if I cannot have this house, then the bank will not have it either. The truth is that the bank does not care.
The bottom line here is: If you are upside down in your mortgage and facing foreclosure, do not spend any money making home remodeling improvements,
A short sale may be your best option, talk to a realtor.
