Owning Rental Property for the First Time

Is this your first time owning rental property? Here are some of the things over the years we have run into.





How about the house that has water pressure from the city at 110 PSI? Water faucets work great when the pressure is 50 PSI and below. But at 110 PSI, all the rubber gaskets start to leak, usually within three months. This problem typically requires replacing all the faucets and the shutoff valves.


Have you ever tried to find rebuild kits for some old faucets? It is quicker and easier to just replace them. This is one of the items that need to be carefully scrutinized and subtract it from the purchase price. You can easily add a pressure regulator if you can locate all the necessary plumbing.





What about galvanized cold water pipes? Did you know this material rusts from the inside out? On older houses this can be a real problem. Think about the pictures they show on TV of cholesterol building in your body. That is what old galvanized pipes look like.


How about just a few minutes of hot water - then nothing? My plumber son taught me a really cool trick of replacing the heating element without draining the water heater? You will not believe this one!



Installing replacement windows is much easier than you would believe. Consider buying replacement windows for a flat price. Beware of add-ons that will drive the price up very quickly.


Sanding wood floors is not an easy task. Do I do it myself or hire someone? I’ll give you reasons for both.


Did the house have carpet and you installed wood floors? To get rid of the echo in the house, consider adding texture to a ceiling. There are several different methods. Make sure you seal the old ceiling first especially if the house had smokers. Otherwise, the ceiling will be yellow to light brown. If you want the rooms to be light and airy, you want your ceiling to be white.
